Wandering Down 'Memory Lane'



Sometimes I wonder why, the older we get, the more we tend to wander down 'Memory Lane'. I think that often, when we look around in the present, we find much about life that seems too unfamiliar for comfort, and so this turns our thoughts to more comforting times.

So much has changed over the last few decades! Not only have tremendous advances been made in terms of things that are available to people but also there is a massive change in the way that people are. I recall that when I was growing up we would see images in our comics --- remember The Eagle? --- which portrayed the future.Pictures depicting the Space Age would show people with some sort of communication device fixed to their ears. Now we have Bluetooth! Computers, once forecast that only a handful would ever be built in the UK, are now commonplace in almost every home, young and old alike. Digital cameras allow us to take a photograph and upload it to our computer, and then send it by email to someone on the other side of the world, the whole operation taking only a matter of a few minutes. When I was a boy I would have marvelled at the idea of these things, yet never dreamt that they could ever come to reality, let alone be a normal part of everyday life in my lifetime.

Of course, such advances have been made for every generation probably, but sometimes it becomes easy to feel a little left behind by it all, and when that happens then we begin to feel uncomfortable. That's when we retreat a little down Memory Lane! What's happening is that our stability seems to be threatened by the fading of the familiar, and so we attempt to re-establish it by refreshing ourselves with thoughts of more stable days.

How easy it can be, in times such as these, when you feel that society has been turned upside down and inside out, when their is so little respect, when your views appear to count for less and less, to feel insecure about the future. Yet the future is one area that you can find security in! By accepting Jesus Christ into your life and walking with Him every day you find that not only does the present become calmer and more positive, the future is assured and so you realise that there is nothing to fear except fear itself.

Suddenly you start to look at things in a different light, and then you see far more positive things than negative. Reach out to others in a positive way and they will respond accordingly. Keep saying bad things about the 'youth of today' and you will create a self-fulfilling prophesy as far as your dealings with young people are concerned.

Yes, Memory Lane is a great place to wander down for a change, every now and then, but not to go down it and fail to come back! Whatever happens in the world around you there is always one great piece of stability. Jesus Christ is the same yesterday, today and tomorrow! He never changes towards us. He's always there for us to walk in His footsteps, never alone, but with Him as our companion. What could be more stable and, yes, more familiar, than that?

The Centrality of Prayer

     The centrality of prayer is something that should be on the hearts of every Chris tian, for it is our means of communicating with God the Father which, if it remains neglected, results in our dis tancing ourselves from Him. It seems that the vast majority of churches of all denominations share the mutual concern of reducing numbers. In my own denomination for example, many of the churches house older congrega tions which, if they continue to fail to attract and keep younger members, will eventually result in further closures. The bottom line in many instances will mean closure within twenty-five years, a very short period in relation to the life of churches.
But, this need not be the case.  The answer is in the hands of Ministers, leaders and congregations, members and adherents alike, and that answer is prayer.  Even as I write I suspect that some people will smile knowingly and think, if not say out loud, that it's all very well to say that but what about action! There is a saying that When we work, we work; but when we pray, God works! If you pray for His vision for your church, believing beyond doubt that God hears and answers your prayers, then you will know what you need to do to attract people to church once again.
Of course times have changed from the heady days of Revival! The rapidly dwindling congregations shout out that fact. But do you look for excuses rather than answers, looking at the condition of our society and blaming that for the empty seats?  Was society far better  during pre-revival days than now? Surely, one of the greatest reasons for Revival is the need for it, and if the condition of today's Society does not cry out in need then I cannot imagine when it will. In many respects it can be said that large numbers of society are spiritually dead and undoubtedly in the direst need of Revival. What is Revival about, but breathing new life into something which is dead? 
We claim that God is all powerful and yet, by our weaknesses, we limit Him to what we can see and understand in terms of human logic. We ask Him for all manner of things and yet fail to step boldly into His presence. We offer excuses for seemingly unanswered prayer when the real reason is the weakness of our own faith.
If we pray to God hoping that He will answer our prayer rather than believing that He will, then what can we expect? Prayer must hold a central posi tion in our walk with God, petitioning Him with all that will serve to glorify Him and waiting upon His response to instruct us in His way. We should all heed Paul's advice in I Thessalonians 5:17 to Pray without ceasing, but always ensuring that we pray in the firm conviction of our faith.

The Property Market - and BIG Factor.

A few days ago, I blogged about Residential Property Prices - How Will It Go? - and of course, the only answer to that question is... UP. There can only be one direction for residential properties here in Klang Valley and that is UP. =) However, I also mentioned one thing... a BIG Factor. Something that all investors need to take note. Something really big to think about...

What is this? It is the YIELD. =P

It has come to my attention that a lot of properties in Klang Valley are not fetching yields of 8% like how they were previously. Here's my reply to that... YOU ARE RIGHT! With the constant rise in property prices and the slower rise in salaries and income, the population today would be struggling to keep up with the rental increases, which has resulted in more stagnant rental movements.

If you could get a property that fetches you a 8% yield, by all means, dont ever sell it - at least not yet. Based on the recent research and feedback from various agents, it seems like a lot of properties in Mont Kiara and KL area are fetching yields of 5-6%, which in my honest opinion, is very good.

Today, Malaysian banks are offering between 2.6% up to about 3% in interest rate returns for Fixed Deposits, a far difference from the 5-6% years ago - which had prompted property returns to about 8%. Today, at 3%, I believe that the proper adjusted property yields should hover at 4-5%. I believe that a lot of people may not agree with me - but I believe this is the scenario that we are facing now in Kuala Lumpur. In order for something to go up, something else need to come down... and in this case, in order for property prices to keep going up, the yields are to come down.

In comparison, the property yields at our neighbouring Singapore are all pretty much all time lows. Smaller apartments and units are fetching yields averaging at 3+ %, and the larger sized ones are much lower, just above 2%. That is not all - this yield does not include the costs of repairs, refurbishments or maintenance charges etc - this is the Gross Yield only.

Further comparisons show that our other South East Asia neighbours Indonesia and Philippines both fetch very good yields of 11% and 7+ % respectively. Malaysia stands at 3rd highest - and that is pretty much about all for this region. Take Hong Kong and China (3+ %) as well as Taiwan (1.7%) for instance - these countries have yields of 3+ % and below - which is probably what we would be looking at for our markets.

Maybe not that low.. but it will still go lower and hover at 4-5% to be the new benchmark yield for Malaysia. (On a brighter note - dont worry, we will never go as low as the yields of 1.2% as seen in Monaco. LOL)

      It's not our prayers that touch the heart of God, it's our faith.  We can pray from morning until night but we must believe that He will answer our prayers or our prayers are in vain.  The Bible makes it very clear that we must believe that God will answer our prayers if we want to receive answers to our prayers.
      There will be times when we believe that He will give us what we ask for but we don't receive them.  Just as our earthly parents have to say no to things we want because they are not good for us, so our Heavenly Father sometimes has to say no to us because the things we want are not good for us or in His will. 
      Before we ask Him for anything, we need to be sure that our heart is in right standing with Him.  How dare we ask Him for anything if we have unforgiveness, bitterness, resentment and hatred in our heart?  I have to admit that there are times when I forget to ask Him to forgive me for things that displease Him.
      Chaplain James Edwin Orr wrote a hymn that we need to sing to God every day "Search Me, O God".  He knows if we really want Him to search our heart or if we are just giving Him lip service.  Are you willing to let Him search your heart or are you trying to hide the things in your heart from Him?

Ladies Market (Tung Choi Street), Hong Kong

Hong Kong is known to be a shopping haven. While you could get your real expensive/luxury items at Tsim Sha Tsui, you could also get plenty of the cheaper market-type range nearby here too. =)

One of these places is Hong Kong's famous Tung Choi Street - for the Ladies Market. =)

Tung Choi Street is a street situated between Boundary Street and Dundas Street in Mong Kok, Kowloon, Hong Kong. Its southern section, popularly known as Ladies' Market or Ladies' Street, is one of the most well-known street markets in Hong Kong, where various kinds of products are available for cheap prices (not just for women, as its name suggests).

Every Player Should be a Coach

One of the biggest changes in my life over the last couple of years is my transition from a follower to a leader. Not in that vague interpersonal kind of way, but in real and tangible ways. Just a couple of years ago I was the student sitting in classes. Now I'm the teacher planning and executing lesson plans. Not too long ago I was still a part of my college improv team, taking direction from the leadership there. Now I'm teaching and coaching old and new improvisers.

I can say, without a doubt in my mind, that I've learned more being a leader than a follower. I've learned more about US History in three years as a teacher (see my series on learning by teaching) than in four years as a student. I learned more about economics in three years as a blogger than in four years as a student. I learned more about comedy in my years at the Dirty South Improv Theater than I did in my four years at Mock Turtle Soup. But this is not just the experience of one person, it's supported by research.

Author Dan Pink points to three experiments where "subjects were more likely to come up with the answer on behalf of another person than for themselves; the farther away the other person was imagined to be, the more likely the participants were to come up with the correct answer." But here's the catch, I couldn't have done one without the other. My years of history and economics classes were vital to my current teaching. My years of improv workshops were vital to my current coaching. The transition between a player and a coach is tough, but let me assure you, it you want to be great, it's worth it.

Propers for the English Missal


My birthday gift to the world is a new blog which is a compilation of Propers from the (Knott) English Missal. After posting its prayers for every day in Lent, I decided to go whole hog and make a public resource for churches and any interested party. If this interests you, please add it to your bookmarks. I figure if I keep at least one entry a week, I should have the bulk of it done by next Easter.

The English Missal is a translation of the Roman Missal used by some liturgically advanced Anglo-Catholic parish churches. After its publication by W. Knott & Son Limited in 1912, the English Missal was rapidly endorsed by the growing Ritualist movement of Anglo-Catholic clergy, who viewed the liturgies of the Book of Common Prayer as insufficient expressions of fully Catholic worship. The translation of the Roman Missal from Latin into the stylized Elizabethan Early Modern English of the Book of Common Prayer allowed clergy to preserve the use of the vernacular language while adopting the Roman Catholic texts and liturgical rubrics.

The only differences in content from the Roman Missal are the English Missal's inclusion of the ceremonies of the Roman Catholic Holy Week and certain texts from the Book of Common Prayer, including optional prayers from the ordinary of the Prayer Book's Communion Service and the lessons for Sundays and major feast days from the Prayer Book's lectionary, which was itself taken from the earlier Sarum Use Mass of pre-Reformation England.

After the Public Worship Regulation Act 1874 threatened imprisonment for priests using ritualist liturgical practices, a custom arose of the celebrant saying the Roman Canon in Latin to himself silently (i.e., sotto voce, in a soft voice) in addition to saying the official texts of the Book of Common Prayer aloud. While enforcement of the Public Worship Regulation Act ended in 1906, the custom persisted, due in part to the fact that in the pre-Concilliar Roman Rite the Canon of the Mass was always said silently. For this reason, the Latin text of the Canon of the Mass was included in the English Missal in addition to the English translation.

The English Missal went through five editions. The first three were based on the Roman Missal of Pius V as revised until the time of Pope Pius X. The latter two editions include the revised Roman Catholic Holy Week of 1958. One American edition includes material that conforms to the American 1928 Book of Common Prayer.

In the aftermath of the Second Vatican Council and the subsequent authorization of the typical edition of the Roman Missal in English, the use of the English Missal has greatly declined. Especially in England, the modern Novus Ordo Mass of Pope Paul VI in English is widely used in Anglo-Catholic parishes. However, the use of the English Missal continues in a small number of liturgically traditional Anglican parish churches in England, the United States of America, and West Africa.

Why do so many nations seek the downfall of Israel --- God's chosen land?

In Genesis 12:3, the Bible clearly warns that God will judge and curse anyone who takes Israel lightly, and interferes with the nation, or attempts to divide and give away His Land. A Palestinian State on the land that God promised to Abraham and the Israelite people is not in keeping with His destiny for His Land, and I believe that the disasters that are already striking on a global basis may well be because of the way that Nations are lining up to divide the Land.  If they are serious about creating this illegitimate Palestinian State, then we can expect far more intense and catastrophic disasters to occur in the months ahead. 


Palestine is the name given to the land of the Philistine's who you will know from The Bible, are the ones who wanted Christ disposed of because He threatened their existence. Most importantly, it is not a State, and never has been, It is an area of land to the west of the River Jordan. However, as a result of terrorist activities, particularly from the time of Yasser Arafat, pressure has increasingly been brought to bear upon the United Nations and its member States to recognise Palestine as a State, and even to recognise their so-called President and government in exile. Because of the oil-wealth of the Arab States many nations have signed up to this falsehood and the western media have been fed a tissue of lies designed to aid the downfall of Israel.


However, the important thing to recognise is that no matter how powerful these States may be, both individually and collectively, their power is less than a gnat-bite when contrasted to the power of god's wrath. Many observers feel convinced that the dreadful disasters that have befallen the world over the last two or three years, including the financial ruin of many nations, all form part of the signs of the second coming of Jesus Christ. If this is the case, and it may well be so arguably, then all the Nations need to bear in mind that when He comes the Great Judgement will follow.


I urge every committed Christian to pray as you have never prayed before, that the full restoration of God's people, Israel, will come about soon, and that Christ's enemies will, as Scripture predicts, become a footstool for His feet.


The Global Jihad of the Islamic Nations is part of this opposition to Almighty God, and as such, despite the continuing deaths of so many, is doomed in the end to failure.

Residential property prices... How will it go?

According to an article in The Edge, Swhengtee International Sdn Bhd founder and president Gavin Tee said that residential property prices would see corrections this year; property prices may soften for certain products in certain locations, having escalated too fast last year.

Some people asked me for my opinion and in my view, I would quite agree with Mr Gavin Tee. However, I dont see the corrections as a major issue when you are making investments in property - especially residential properties. In terms of property appreciations and prices, there is no straight line upwards; it is always a staggard growth - and it just depends on how steep the line is. =)

...and so... the graph/line would look like this. Staggard upward movement. =)

In my view, I believe that the line is correct, but there will be some changes to the line. Let us zoom in a bit and I'll show you the difference... I believe that there will be a minor correction, which would somewhat be forgotten within a short period of time. After the correction is what matters... In the coming 24-30 months, I believe that the property prices would still go upwards, but slow down a bit (not so steep part of the line...).
How the market will behave after the slight correction.

It will still go up, but not as rapidly as before. In my opinion, property prices, in particular to residential ones are expected to go up at least 10% within this year itself, and steadily grow in the months after that. Being in the construction industry, I have additional 'insider information' of this potential rise; for a start, prices of building materials ranging from steel, cement, concrete, timber and so on have all gone up quite a bit. Apart from this, land costs and values have also gone up tremendously. It has come to the time that developers are unable to keep to the previous market prices, hence a natural increase of prices.

Prices of land, especially in matured neighbourhoods such as Petaling Jaya, the KLCC vicinity as well as various areas in Cheras, Kepong and Kota Damansara have been competitively and aggressively snapped up by developers. This sudden competition have resulted in higher land prices, pushing it way beyond the previous 20-25% (of the Gross Development Value) figures. Today, land costs accounts for almost 30%, and in some cases as high as even 40% of GDV values, resulting in a more expensive end product.

However, despite this, various developers are still developing properties around, and not giving up. I like the recently launched Icon City PJ by Mah Sing - it has quite an innovative design and layout, a futuristic look and importantly, the quantum of the property prices are not extravagantly priced.

As we go forward from here, I believe that the investors and future owners of properties would be looking at new innovations and ideas from the developers; and the developers have to work and think double hard in order to capture the investors' hearts. =)

The Glomac Damansara, by Glomac.

Another project that has caught my eye is the Glomac Damansara. It is a mixed development, with over 1.6 million sq ft of space, comprising shops offices, office blocks, apartments, as well as a Grade A office tower too. I believe this project would sell very well - do bear in mind that the *new* MRT would run near here, and there is a station nearby too.

So, in all, I would like to summarize that... yes, there will be a minor correction of the property prices in the months to come. But dont worry - I believe that the market will pick itself up and stabilize after that.
